Town Lane Management, the real estate investment firm founded by former Blackstone executive Tyler Henritze, has raised $1.9bn for its second fund, exceeding its fundraising target by more than 25%, according to Private Equity Wire. The fundraise followed the launch of fundraising in May, and the vehicle attracted commitments from US institutional investors including endowments, foundations, family offices and pension funds, according to Private Equity Wire.

Fund size, timing, and investor base

Town Lane raised $1.9bn for its second fund, and the firm’s fundraising target was exceeded by more than 25%, according to Private Equity Wire. The fund’s commitments were reported to have come from US institutional investors that included endowments, foundations, family offices and pension funds, following the start of fundraising in May.

Investment strategy and targeted sectors

Town Lane reportedly plans to deploy between $50m and $300m per investment. The firm is targeting sectors including senior housing, retail and industrial properties.

Market backdrop cited in the report

The fundraise comes amid continued dislocation in commercial real estate markets. Property valuations remain approximately 25% below their previous peak, according to JPMorgan Chase, as higher borrowing costs and weaker office demand continue to weigh on the sector.

(As widely known context, commercial real estate valuations can be sensitive to changes in interest rates because higher financing costs can reduce returns and transaction activity.)

Firm background and platform expansion

The second fundraise follows Town Lane’s $1.25bn first vehicle. Town Lane has also reportedly expanded into digital infrastructure through a joint venture with PowerHouse Data Centers to develop a powered data centre facility in North Carolina.

Henritze previously spent almost two decades at Blackstone, where he was most recently head of strategic investments for real estate in the Americas and was involved in the acquisition of QTS Realty Trust. Henritze established Town Lane alongside his sister Parker Morse, a former Sycamore Partners executive.

The firm has recruited investment professionals from TPG, Starwood Capital, Coatue Management and Blackstone as it expands its real estate investment platform.
